With the refurbishment complete, the suite was well-specified but unfurnished. CLS recognised that presenting prospective occupiers with an empty space makes it significantly harder for businesses to understand how the floor could work for their teams, and can extend the time a space sits vacant. At the same time, purchasing furniture on a speculative basis, ahead of any confirmed occupier, represented a capital commitment the landlord was not prepared to make.

Fluid was appointed to deliver the Fluid Ready programme across the 3,132 sq ft suite. Fluid Ready is Fluid's pre-furnished workspace rental model for landlords, structured to allow a space to be furnished and dressed to a high standard with all costs structured as a monthly rental commitment — removing the need for any upfront investment in furniture and aligning cost to the void period rather than to a fixed asset.

The suite was furnished and dressed within six weeks of instruction. The completed scheme created a variety of work settings designed to support open-plan working, collaboration and focused activity, with a considered dressing package applied throughout to bring the space to life for viewings and help prospective occupiers picture the floor as a finished workplace.

The impact on leasing activity was immediate. An incoming occupier was secured within the initial three-month rental term, a significantly faster outcome than an unfurnished suite would typically achieve in the same market.

The project demonstrates how the Fluid Ready model allows landlords to convert vacant space into an active leasing tool without the financial commitment of purchasing furniture outright. By presenting a move-in-ready environment, CLS was able to attract and secure an occupier in a fraction of the time a conventional empty suite would require — and to do so with costs directly aligned to the void period rather than fixed to an asset on the balance sheet.
