Project Summary

29 Queen Anne's Gate is a period-style office building in Westminster, a minute's walk from St James's Park underground station with Victoria and Westminster stations within easy walking distance. The private landlord, represented by Kinney Green, required a comprehensive programme to bring three floors and the ground floor reception to market — each with a different brief.

Fluid and sister company Zentura were appointed to deliver the full programme as a single, coordinated team. Zentura led the fit-out and refurbishment across all floors. Fluid's scope was the furniture strategy: furnishing and dressing the first floor in full using the Fluid Ready model, and delivering furniture for the refurbished ground floor reception.

The building is now available through Kinney Green with three distinct floor propositions — a furnished, move-in-ready first floor; a refurbished reception; and a Cat A second floor ready for a bespoke occupier fit-out.

Delivering a furnished office without the capital commitment

The brief for 29 Queen Anne's Gate had a clear commercial objective: bring a period Westminster building to market quickly, with a first floor that would stand out in a competitive sub-10,000 sq ft leasing environment.

The landlord instructed Zentura to carry out a substantial refurbishment across all three available floors and the ground floor reception. Fluid was brought in alongside to lead the furniture element, an approach that reflects the Hansbury Group's ability to deliver a full project under one coordinated programme with a single point of contact.

The ground floor reception was substantially redesigned to create a contemporary, welcoming environment. For a period building in SW1H, the quality of arrival matters. Occupiers and visitors arrive to a space that immediately communicates a well-maintained, professionally run building — a meaningful factor in the leasing decision for small to mid-size companies where the quality of the environment is visible from day one.

The first floor, at 3,461 sq ft, was the most strategically considered element of the brief. Rather than delivering the floor to Cat A and leaving the furniture cost and procurement process to an incoming occupier, the landlord chose the Fluid Ready model. Fluid furnished and dressed the floor in full — workstations, seating, collaborative furniture, meeting spaces and breakout areas — with the furniture provided under a monthly rental arrangement rather than a capital purchase.

This creates two commercial advantages for the landlord. The upfront investment is lower than purchasing furniture outright. And the floor is immediately occupiable, removing the principal friction point for the sub-5,000 sq ft occupier who needs to be operational quickly and has neither the time nor the appetite for a fit-out process.

The second floor, at 3,480 sq ft, took a different route. Refurbished by Zentura to Cat A, it provides a high-quality, neutral canvas for an occupier who wants to specify their own environment. Keeping this floor at Cat A means the building can simultaneously appeal to the company that wants to move straight in and the company that wants full creative control — two occupier profiles that rarely overlap, but that can now both be served from a single address.
