CASE STUDY Priory Place CLS Holdings appointed Fluid to furnish and dress a 3,132 sq ft fourth-floor suite at Priory Place in Chelmsford on a speculative basis through the Fluid Ready programme. The suite was delivered within six weeks of instruction. An occupier was secured within the initial three-month rental term. CLIENT TYPE Landlord SIZE 3,132 sq/ft LOCATION Chelmsford, CM2 SCOPE Furniture Rental CHALLENGE An unfurnished suite with no occupier CLS Holdings is a commercial property business with office assets across the UK and Europe. At Priory Place in Chelmsford, the company had a 3,132 sq ft fourth-floor suite available to let following a comprehensive internal refurbishment of the space. With the refurbishment complete, the suite was well-specified but unfurnished. CLS recognised that presenting prospective occupiers with an empty space makes it significantly harder for businesses to understand how the floor could work for their teams, and can extend the time a space sits vacant. At the same time, purchasing furniture on a speculative basis, ahead of any confirmed occupier, represented a capital commitment the landlord was not prepared to make. OUR APPROACH Furnished and dressed in six weeks Fluid was appointed to deliver the Fluid Ready programme across the 3,132 sq ft suite. Fluid Ready is Fluid's pre-furnished workspace rental model for landlords, structured to allow a space to be furnished and dressed to a high standard with all costs structured as a monthly rental commitment — removing the need for any upfront investment in furniture and aligning cost to the void period rather than to a fixed asset. The suite was furnished and dressed within six weeks of instruction. The completed scheme created a variety of work settings designed to support open-plan working, collaboration and focused activity, with a considered dressing package applied throughout to bring the space to life for viewings and help prospective occupiers picture the floor as a finished workplace. THE RESULT Let within the initial rental term The impact on leasing activity was immediate. An incoming occupier was secured within the initial three-month rental term, a significantly faster outcome than an unfurnished suite would typically achieve in the same market. The project demonstrates how the Fluid Ready model allows landlords to convert vacant space into an active leasing tool without the financial commitment of purchasing furniture outright. By presenting a move-in-ready environment, CLS was able to attract and secure an occupier in a fraction of the time a conventional empty suite would require — and to do so with costs directly aligned to the void period rather than fixed to an asset on the balance sheet. CASE STUDY Frontier Economics - London The redesigned office allows Frontier Economics to test hybrid working in a flexible and reconfigurable workspace while minimising construction costs ahead of future relocation plans. CLIENT TYPE Occupier SIZE 27,500 sq/ft LOCATION SCOPE Furniture Consultancy Furniture Procurement CHALLENGE A hybrid pilot ahead of a possible move Frontier Economics had originally planned to relocate from their office at MidCity Place in Holborn. When the COVID-19 pandemic changed working patterns across the organisation, those plans were paused. Instead, the company chose to redesign their existing workspace as a pilot scheme to explore how their workforce would respond to a hybrid workplace while creating a more collaborative office environment. Working closely with Frontier Economics and design firm Sam Kopsch Studio, the decision was made to minimise permanent construction due to the possibility of future relocation. Investment was therefore focused on furniture solutions that could be easily reconfigured and potentially relocated to a future office. OUR APPROACH Furniture that can move with the business Design workshops were carried out with the entire company so employees could contribute to how the new workspace would function. The insights gathered from these sessions helped shape the final design concept. The result was an agile workspace that offers multiple environments for different types of work, allowing employees to move throughout the office depending on their tasks rather than remaining at a single desk. A bookable workspace model was introduced where desks and meeting resources are reserved through a workplace app instead of being permanently assigned. Meeting rooms were created using office pods rather than permanent construction. These pods were equipped with advanced AV technology to support both in-person and virtual meetings. This approach reduced mechanical construction costs and helped minimise potential dilapidation costs should the company relocate in the future. At the centre of the workspace is a large kitchen and breakout area designed as a collaborative hub for the office. The space includes a variety of seating styles that can accommodate company events, informal meetings or quiet working. Across the open-plan office, zoning furniture was used to define different working environments while maintaining an open and flexible layout. Height-adjustable desks and poseur-height collaboration workbenches were installed throughout the workspace, all equipped with integrated power so employees can move around the office depending on the activities they are carrying out. Smart lockers were also introduced to support the flexible workspace model. These lockers are accessed using staff entry cards and can be allocated on a daily basis. The lockers also provide valuable data on workspace usage, helping management understand how often the office is being used and informing future real estate decisions. THE RESULT Well received despite material shortages Despite global material shortages during the project, which required some finish selections to be adjusted during procurement, the completed workspace has been extremely well received by employees.
